Every successful auction started with a simple plan. We avoid unneccesary steps and focus on driving interest in a property and then a straight path to closing once a higher bidder is found. Take a quick look at the tabs below to see how our auction structure works.
Simple is best, and we believe a cash contract is the most direct path to a successful closing. Our properties sell in their as-is where is condition, meaning that no inspection contengies or appraisals may take place after our auction. This keeps our closing date on track and motivates buyers to do their due diligence prior to the auction, which also helps us guage interest.
A non refundable deposit is collected from the high bidder at the time of auction. Higher end homes usually have a higher deposit.
Our job is to work towards the best interests of our sellers, which also means protecting their assets. We establish a reserve "safety net" price with our sellers as part of our auction listing agreement to ensure that the property must at least bring that number to sell. Our sellers are still able to take a lower bid amount or counter the high bid if it falls below the reserve price.
Our auction company does not believe in up front marketing costs or advertising pass through fees. Just like listings in a traditional real estate, our firm only gets paid at closing from the buyer. Our sellers never pay us a commission.
Our contracts between buyer and seller dictate a 30 day close. Often, our buyers are eager to close as soon as title is checked and closing is prepared.
Auction Process from Start to Finish

Initial Analysis and Listing
With our nationwide database, our office is equipped to do a full market analysis on real estate to determine market value and to set a mutually agreed apon reserve price (our seller's safety net).

Media and Marketing
As a full service real estate company, we are able to leverage our MLS (multiple listing service) to advertise our auctions across all of the major real estate platforms. We also heavily use social media marketing as well as email and text campaigns that go our to our large database of bidders.

Auction Day
The big race - Once we reach the day of the auction, we host a live, in person auction, either at the property or a venue location. Our experienced auctioneers work to create a lively enviroment to push up the competition and keep the bidding going strong.

Contract and Closing
Our as-is cash contracts ensure that we we are set up to succeed. No inspection periods or appraisals are allowed after the contract is signed. Our buyers are allowed to choose their real estate law firm or title company to prepare closing and provide title insurance. All properties selling at our auctions are guaranteed clear, marketable title.
